This tenant fit-out for a national law firm’s satellite office in Annapolis, Maryland achieves Class A image while responding to significant budget and existing building constraints. The design concept amplifies the firm’s brand through a striking red-banded corridor that links all of the offices with a dual-purpose kitchen/work area. Restricted by low floor to floor heights on this level, all ceilings are left open to the structure exposing the building systems, except along the red corridor where the ceiling functions as a bulkhead for the distribution of services. The diagram of the corridor separating customer versus employee spaces is necessarily simple, and the use of frameless glass partitions connects internal spaces to the significant natural light at the perimeter.
